Strictly no smoking allowed in the cottage.

No more than 5 persons including children sleeping in the cottage.

We welcome responsible families with children but please discuss with us first as we do not have facilities for very young children.


If you are using a lot of broadband for streaming movies,gaming, please let us know. High use may be charged at £5/5GB.


Pets may be permitted under  certain conditions but please discuss with us first.

Dogs must not be allowed on chairs

Are not allowed upstairs

All doggy mess must be cleaned up from the garden and removed before leaving. 


You are responsible for day to day cleaning.

Please put general waste in the black bags provided and leave outside the kitchen door.Please take recycling home with you or take to the recycle bins in Tesco car park. 


Please vacate the cottage by 10.30am on the morning of departure unless previously discussed.

Please leave the cottage in the way you would like to find it. Make sure all windows are closed and doors locked.

Turn off any electric appliances and lights. The AGA is left on however. Please do not attempt to turn it off!

Lock the door when you leave and post keys through the letter box. 

Cancellation Policy

In the event of cancellation more than 4 weeks in advance, deposits and other payments to date will be refunded less a £25 administation fee.

In the event of cancellation within 4 weeks of arrival, we will try to relet the cottage. If successfully relet and full payment has already been made, there will be a full refund less a £25 administration fee.

Should the cottage remain unlet for the cancelled dates, then the full amount will be forfeited.

Damage to Property

In the event of damage to the property other than through normal wear and tear, or failure to observe terms and conditions of let, we reserve the right to deduct an amount from the credit card to pay for the cost of repairs. If a refundable deposit has been paid it may be witheld in whole or in part.
